I suggest you wash your mask with dish detergent. Make sure you concentrate on the silicone skirt. Often a mask skirt will get a build up of skin oils, suntan lotion, sweat, salt, and general crub. This prevents you from getting a good seal. I did this to one of mine a few years back and was amazed at the difference.
When cleaning, don't take your mask apart. Most modern masks are not designed for disassembly. You may get it apart and not be able to get it back together.
If you do take it apart and can't fix it, I know a local dive store that will be Glad to sell you a new one!
